Can an investor somehow pay the owner of a depressed property a fee to have them quitclaim the property over to them in an effort to keep the sales history at market value and to not negatively impact the value of comps?

Tell them that should they remove the washer or dryer then you would be obligated to explain this situation to anyone who inquired about their past rental history and you would subtract their value from the deposit you have for the rental.I would not tell them I was going to court or going to call the police over this as really you have no 'proof' and the time to get that, and the aggravation is not worth the value of used appliances.

Secondly, if you have decent units, you will have your pick of tenants, and utilizing income requirements and credit scores/history, you can simply weed out tenants.I do think John's thoughts on adding Admin Fees, etc, is not something the City planned on, but will be the new Security Deposit, except for the refundable piece.I also wonder how they define Landlord.
