If there happen to be a "tenant" that had a very loud sound system that played heavy death metal 24 hours a day would that be breaking any laws? 

It's best to focus on one market and build up a good team and systems there.

I was wondering what software/website/resources you use to look at homes that have recently sold? Or for running a comparative market analysis?

I have systems in place to deal with problems quickly and efficiently.

@Randy Dulac  alot depends on the systems that were in the home. 

Or is there a software/system in place that communicates the guest in&out schedule with the cleaners for them to know when to show up for cleaning.

I have never heard of a person who works with a real estate investment company and is responsible for finding properties that are best suited for flipping.My first thought is why would they give someone else a deal if they are suppose to do it for the RE company but that being what it is, if they do this on a regular basis inwouldnthinknthey already have a fee system Why do you want to partner with them?

I wrote this because we humans can't trust anything the experts and I just have to tell you why I had sciatica pain and peripheral neuropathy problems (problems with nerves that cause pain and can last forever.All my problems started 4 weeks after my 2nd Moderna shot and I don't want to tell the long story about how all this went down and I don't want to write about how not one doctor I discussed this wants to talk about this because if doctors listen to me they have to fill out forms, file forms, answer an investigation by the CDC and that takes a lot of a person's time.Just like trying to fins a broker who will work his butt of for your best interest, my recent medical problems seriously woke me up in regards to how our medical system works.

I am looking for a 2-4 unit to buy currently to house hack, and have invested some money into systems to drive for dollars to wholesale or partner on a flip and learn more while bringing in a little capital.
