I'd be done with them as soon as you can.Maybe they are selling some drugs to get all the $$

Doing Business was historically a physical presence test and has nothing to do with where you are registered - this is starting to change to more of a market based approach to pull in service providers, but physical presence nearly always can trigger a filing requirement unless you are excused under PL 86-272 - never the case for a real estate project.

It needs to provide what DD documents/information seller will deliver to you and what due diligence rights you have (ie length of DD period, physical inspections, tenant interviews, environmental testing, etc.)...along with a lot of other terms a competent attorney can assist on

The others were 2005 & 2014 and did not test as well as the one that’s 35 years old.  

If you buy on actuals and run scenario tests you can hedge a down turn.
