Sounds like I'll have to rely on either their desire to stay in the house or the FC (or DIL etc) proceeds.

I pass a house all the time that is a vacant house (starting to fall apart, unkept, notice on window from county, mail piling up, ect.) that would make for an excellent flip in a desirable area.

I think it would work out fine if I had enough in there to make the size acquisitions I desire - unfortunately I would be very limited with what I could purchase even with investing my entire IRA.

I would say focus on on your desired cash-flow goal first. 

This will really help in assisting you with expanding your network and start representing clients in your desired price points.
