My lease states if they pay in cash, or I have to physically collect the rent, then it is a $25 "convenience fee".

It looks like there is only street parking for tenants, so not sure if there is a way to squeeze in some off street parking or maybe could work out a rental agreement with someone nearby with parking to have some off street options tenants could rent from to make parking more convenient. 

I purchased a primary residence that will become a rental in 3-5 years.It doesn't cash flow as is (if I rented it today), but the area has high appreciation.I wanted to start with a great numbers to start, but being military and needing to find my family a good home, I took a gamble.

So my standards are set a bit higher because I want to inhabit one of the units and I'm looking for locations convenient to myself, but also considering want areas my target tenants would want. 

Conveniently, it seems most conversations about umbrella policies don't mention GCL's underneath them.

My LTRs are duplexes and single families, although moving more towards single families for the convenience of lower turnover. 

Stumbled on this service, which appears to be an interesting business model in itself and got me thinking about how this might work for convenience items such as toothbrushes, deodorants, or other items that are not necessarily stocked in the unit, but are often forgotten by guests coming to stay: https://www.thehost.co/Anyone using services like this?

I know schools may not quite be on the radar yet, but likely will be..do you travel and want a convenient route to the airport, are you planning to take the kids to Disney alot?

@Mike Schorah Convenient, but not necessary.

All are within a mile of each other, which is convenient for working on them, checking up on them, etc.But I do wish they were even closer together.
