@Ali Boone Great options and points of clarity you mention.Naga, I'm leaning toward BRRRR over turnkey because of the greater profit potential, and because I finished the book on BRRRR (and want to apply it, and know someone who is doing it who can help guide me.Leaning toward local because this is my first real deep dive into REI apart from my primary residence, and I want it to be close by so I can learn hands on.

Although we want a place convenient for us, we don't want to ignore the financial calculus, as this is meant to be a profitable springboard to more real estate investments..Hilton Head Island and Myrtle Beach are interesting as beach destinations which don't typically receive hurricane activity, but do get considerable tourist traffic.

Since my first property is turnkey I am looking to rent it out soon since Amazon will be building their new HQ here and it is literally across the street from the Pentagon so it would be ideal for military and government workers to rent as well.I am also thinking about investing in my next property and beginning to research the next place to invest, I am leaning towards the Midwest market.
