To all my fellow Wisconsin landlords (or future landlords like myself):I don't remember how I came across this article, but apparently the Wisconsin Department of Agriculture, Trade and Consumer Protection creates the guidelines for the Landlord-Tenant relationship.

The umbrella policy invites it.Remember: you don't make money by not spending it - that's a consumer ("broke-minded") paradigm.

Maytag has a good name in the consumer market, and we've had them in the building where I live (a coop.)

For Georgia specifically, I read the whole Georgia Landlord Tenant handbook, which is the legal guide for us in this state.

Depending on how much high interest consumer debt or car payments I was carrying, I would consider retiring that or keeping this as an emergency fund.  

Just like anything else, consumers evolve now online and good leads cost a ton relative to their ROI. 

Mortgage Brokers that deal with consumer loans won't know how to get an LLC deal done.

Small claims court is time consuming, I'd run an updated lease by them and if they hesitate to sign then you can foresee future problems with them with other broken items and try to replace them
