What banks lend to real estate investors?

I am new to the Phoenix area and I am in need of a good bank or other lending institution who will lend to real estate investors.  Any recommendations?  Who are you using?

I don't know your market but generally smaller community or regional banks are a better bet than larger banks. "Hard Money" lenders are another option if you are not familiar with it. We have a list here on the site under the resources tab. 

lastly if you plan to own properties in an LLC you need a commercial loan. Mortgage Brokers that deal with consumer loans won't know how to get an LLC deal done.
