a revised drawing will have to be made for the effected areas and then submitted to the building department. you can usually continue with the work while they review it if it is minor interior design.. 

It's just what I'm comfortable with right now, also it would be nice to get a rental only 2 houses down from me.

I’m able to get projects done fast because most of the time I’m fronting my own cash at the front end to get permits, surveying ,design approval and sometimes even foundation completed along with several other deposits on windows, doors and cabinets. 

In regards to the couple of options you are considering...I would say there are really two things to consider. 1) Timeline - how long can you comfortably carry the property expenses without having a tenant?

It's incumbent upon the buyer to get and use bids they are comfortable with.  

Once they finish up law school and are making 85k in their first year, then they are comfortable buying a house because they know they can just hire a pro for any small job.

Get yourself a good real estate agent who is comfortable with the investing mindset and keep your eyes open.

What I see people say on here, and what I've observed in my personal life, is that PM companies are highly variable.Same thing with realtors, if you're gonna sell at retail.Are you comfortable with the legal aspects of working in a different state from your home?
