I grew up in Florida and moved to Salt Lake City, Utah about 5 years ago for family, friends, and school.

What do you think about investing in C class neighborhoods?

I am a licensed associate broker in New York City, and in New York the attorneys for the seller and the buyer handles the contract negotiations.

As you go down the scale of desirability, the price goes down, until you reach the small station, in a bad location, hard to get to, in a low income neighborhood, with environmental compliance issues.  

Pocket neighborhoods, popularized in the Pacific Northwest, are now catching on in New England and elsewhere.

This does not require much of any marketing money to start and to get deals closed.First pick a neighborhood that you are either in or close to.

Hello Wise BP community,I have checked the rent comps (Rentrange, city-data, Zillow, etc) in the area and the numbers do not add up as suggested by the realtor. 

my properties are in north philly, which is alot different than properties in other parts of the city...thoughts?

@Danny Wu - thanks and best of luck to you too@Dave Bolduc- I have been researching the East Rock area as a potential invest location but find the swift changes from neighborhood to neighborhood difficult to judge without knowing the area better.  

I know some of these that are owned by families who own several in a city and the only thing that comes to mind is the cash side.
