north philly property manager needed

i work full time in north philly.  over the years i have purchased some real estate.  i own 5 single family homes.  i have decided to do some research into property management to see if how it works...

my 9-5 job along with my family priorities keep me busy.  it pains me to handle tenant issues when im trying to run my other family business (real estate investing is my side business)...

of the 5 properties, 4 are rented.  i collect rent each month and all my tenants are up to date...

what do property managers do?  what is their rate?  what can they offer?  my properties are in north philly, which is alot different than properties in other parts of the city...thoughts?
