However, when we are done, we will have an updated building which is 50-70% more energy efficient than before, has modern electrical and communications wiring, meets current fire and sound codes, and still retains the charm of its era (10' ceilings, august crown mouldings, etc) .. it will also command 30% better rent and have much lower operating costs then when we acquired it.

It was super easy to do because there was already an existing window and ceiling fan, so we literally centered the room on the fan and window and just closed it in.

Personally I like the business and the flexibility but I'm also an Electrician by trade and in many cases know as much or more then some contractors about the stuff behind the walls and under the floors and in the ceilings and under the parking lot, etcDo the research, and understand the business not just the numbers.If I can help, let me know.

I may go by the rehab property once a week the most, when I need to pick up some tools or supplies I have there.So today I stopped by to drop off two ceiling fans, as soon as I opened the door this totally repulsive odor hit me in the face.
