Also they recommended getting a vent fan placed into the bathroom. 

It needed a new roof, exterior paint, new furnace/water heater, kitchen remodel, switch from fuses to breaker box, exhaust fan in the bathroom, mold removed, new paint throughout.

We're huge fans of BP and got started investing after listening to the Podcast (BP + On the Market) and reading a few BP books (Set for Life, the Book on Rental Property Investing).

I'm not a fan of 1031's because of that.  

If there are bathroom fans, remind the tenant to run them for at least an hour after every shower/bath.My sister lived in an apartment where the complex Property Manager failed to respond at all to her complaints about mold and that turned into a nearly fatal case of mold-induced pneumonia.

Also be aware that the original lender (hard money or private) will likely not be a fan of you using a quit claim while you have a loan out (in my business, we do not allow this).
