They are valued based on comps and not NOI / Cap Rate, so you lose the ability to drive appreciation, and if you cannot find good comps, they can be hard to refinance or sell.

If it was a working feature when they signed the lease, I think you should fix it.

This was a foreclosure that needed a little TLC, and featured additional amenities like in-ground pool, secluded lot and incredible equity upon purchase/ How did you find this deal and how did you negotiate it?

@Galaxy GavinI believer DealMachine has a feature for this and does ballpoint pen letters as well but I’m not sure the cost and the accuracy you can pinpoint to

I tried to put that language in the original contract but then the seller said “we need something concrete, before we move forward”Well obviously you can't commit to some blank check with no cap.
