Some sellers will lie to buyers directly but most do not have the big brass ones to do it to the IRS.The estoppels are important also.

Have you told him you intend to tie up his property with a contract you can't execute (no money) while you hope to find a buyer that won't rip you off?

I suspect a lot of these buyers that intend to fix and flip will lose money on a lot of these homes because their mistakes get amplified by their already low price.

Then immediately contact all the cash buyers you just found that buy properties in that neighborhood and tell them about the house and would they be interested in buying it.

I dont plan on buying or bidding on anything at all, rather I'd like to see what happens, how it happens and maybe more importantly WHO's making it happen.Im really very new, havent got a deal yet, but Im thinking it couldnt hurt to meet some cash buyers just to introduce myself and maybe get their contact info for future reference.I live in the Houston area and there are 2 auctions I know of; 1 for Harris county and the other for Fort Bend county.
