What made you interested in investing in this type of deal?

Would love to repeat this (appreciation has been great) but with rates it doesn't currently support the prices/weekly rents What made you interested in investing in this type of deal?

You might know of the vacant house down the street and be saavy enough to do the research and hunt down the owner and sweet talk yourself into a deal.   

I am an LP in 6 deals right now and hoping to take advantage of this idea for future deals.

Hello Marcus,I assume you already have experience with sub to and you know what you're doing in dealing with the bank for the loan modification.

But here is the deal we would be offering.

I would punt the deal and go get one that’s not going to suck your energy.  

An investor needs to utilize their knowledge, expertise, and experience to be BETTER at assessing value than the 50 other investors chasing the deal.   

Hurricanes are just something to deal with a few months a year - we are used to them ...
