However, the vast amount of time wasting "customers" have really skewed contractors views of customer service.

Many people who have waterfront property or a marsh view will be looking at a highway bridge.  

I view Texas as very much a long-term, buy & hold market. 

Mortgage rates are at 50+ year lows, so from a purely financial view, locking up the most amount of money at the cheapest guaranteed rate would be something to consider.

If they pass that they can view the property.

I've had doors kicked in, drug trafficking, a beaten tenant, $400 leaky faucet repair bills, etc etc..... and that was with a good property, in a good area, with a good property manager....No matter what is said on any forums, for now, I've narrowed my view down to this......My wealth needs to come from about 50% stocks and 50% REI. 

Ned I was reading some older comments on another thread about the overage program and how people views  this as taking advantage of the vulnerable, all your points well taken.
