But I do believe that right now politically housing prices going down would be the least of the governments/politicians problems maybe even beneficial, but that could change quickly and the government will again boost prices with QE low interest rates etc.  

Investors will look at this and a lot of other things which can influence their own desirability for the property & if they want to pursue it. 

Ideally the listing agent is supposed to market it correctly and use their sphere of influence to sell the thing

In all of those countries you mentioned (Spain, Greece & France) there are different circumstances that you will have to consider before investment (Acquisition costs, management of the property, maintenance, location etc) that will have a far bigger influence on your bottom line.Good luck!

It totally ignores the influence that massive resort labels have on the STR environment in a local town.

I do not have visibility to the buyer's appraisal report so I don't know how it arrived at that number, my guess is that single sale was the biggest influence.
