And for bonus points -How do you find the majority of your deals?

If they actually come, that's a bonus.

It has an other 24x14 bonus room that is a gameroom or playroom.  

I have an enclosed patio that was set up as a bonus room, but not permitted by the previous owner.

Having a bathroom off the kitchen is a bit odd, but adding a 3rd bedroom to a 2 bedroom house can be a great value add.Yeah, the off-the-kitchen placement's a little weird, but there's already a small "bonus" room there--so I figured it can just be expanded into another bedroom as possibly the least expensive expansion option.

If you were not paying 12% or higher with bonus I do not know many credible PM companies that will manage those areas.
