If the numbers crunch in your favor and you have the means to execute on the sale, you know the saying, "No risk, no reward".

If the guy/gal already has an Airbnb business with his/her reputation staked to it and they just want to expand it (and especially if they own any of their portfolio), why are they a galactically bigger risk than a long-term tenant (who comes with risks of his/her own)?

Hello, quick introduction as this is my first post on Bigger Pockets!

Some units will be above the higher end of that (nicer neighborhood, bigger house, more amenities, nicer upgrades) and some will be well below that range (not upgraded, on a rougher street, smaller, etc).

I was fortunate to stumble upon Bigger Pockets yesterday and get the push I needed to get myself back into the game. 

Sorry for my ignorance however, I must ask this question: Does anyone know the difference between "Purchase Closing Cost" and the "Sale Closing cost (not including commissions)" entries on the "Fix and Flip Analysis & Reporting Tool" in the Bigger Pockets calculators?

, but it seems like if someone wants to make it BIG they have to leave for a bigger city/market, and trust me I want to make it BIG (10X). 

Like most investments higher risk, higher reward potential.
