Hello everyone, I am a beginner and my goal is to invest in rental properties and create a steady longterm cashflow.

A lot of beginner investors over the years started their first investment with a simple two flat. 

They have a bunch of beginner books that talk about many different types of financing from conventional to seller financing.  

Here are my situation and some thoughts to invest in rental SFH.Maybe I'm just clueless beginner... can someone help to see what's wrong with my thinking?
