I will lay out the info and I would love some input from you guys because I’m really wondering if this deal I found is worth it.2 bed/2.5 bath 2 story 1100 sq.

Renovations - New furnace, Bathroom, Master Bed, Roof What was the outcome?

I found a local building that has 4 units with a combination of 6 bed and 3 baths, do not know a lot about the property other than its a conditional use rooming house.

For instance saying they would come Tuesday not show up, then call Friday to come Sunday not show up.Once I removed all the tenants items I found several mattresses covering sewage openings (cleanouts, drains, etc) that concealed the sewage overrunning along with bottles of bleach and freshener.

Is it worthwhile to house-hack a 3-4 bed SFH if it means I'll get my foot in the door with REI faster (assuming the numbers make sense) or is it beneficial to be patient and wait for a MFH that matches my criteria? 

@Adam LangI’d be very hesitant to jump into bed long term in a buy and hold with someone I didn’t really really know.

I'm paying not too much more than this for a 2 bed out in NW Forest Heights which makes me wonder how much room for rental increases there is in the immediate term. 

Example: 1200 sq ft, 3 bed 2 bath, for 150k, rent's for 1400 a month.  

Keep them by your bed.

I own a 4 bed room 2.5 bath  2100 sq foot home that can rent for $2100- $2300  monthly  in Tacoma. comps indicate  $345k selling price but owe $220k at the moment.
