I found a local building that has 4 units with a combination of 6 bed and 3 baths, do not know a lot about the property other than its a conditional use rooming house.

For instance saying they would come Tuesday not show up, then call Friday to come Sunday not show up.Once I removed all the tenants items I found several mattresses covering sewage openings (cleanouts, drains, etc) that concealed the sewage overrunning along with bottles of bleach and freshener.

Is it worthwhile to house-hack a 3-4 bed SFH if it means I'll get my foot in the door with REI faster (assuming the numbers make sense) or is it beneficial to be patient and wait for a MFH that matches my criteria?

I own a 4 bed room 2.5 bath 2100 sq foot home that can rent for $2100- $2300 monthly in Tacoma. comps indicate $345k selling price but owe $220k at the moment.
