Seeing as you are planning to take a mortgage out, the bank would likely require you to get a full replacement policy which costs even more.

I had to reach out the PM(by email of course because reaching a live person is IMPOSSIBLE) I was told that apparently the tenant had an issue with their bank and would come in that evening with a money order(which they never did).

although only banks redline.. we just funded our first deal in Spokane yesterday so will see how it goes.. i did a flip there about 11 years ago did not go that well.. but the guy we had in charge was not experienced enough as it turned out. team now we have is uber experienced.
