Doing your own PM work s overrated and buying yourself a job unless in an area where tenant demand and quality is so strong it requires minimal effort to manage the asset.That is usually the rarity and not the norm.If you were just holding this property for equity build up and tax write off and were to stay with your profession until retirement then this property might work if in a great area.

Do it because it increases your quality of life and/or passive solar heat but don't expect it to increase house value like say the addition of a outdoor living space like a deck or patio might.

Every town has their spots that are in demand, and others that are dead, without knowing the area, it's easy to buy in the wrong spot.There's many investors that are putting their money out there, trusting someone else to make judgments as to the quality of construction, areas, local economies, etc., and many of them are going to be kicking themselves for not checking them out themselves.
