Can I wholesale/Flip a home that is in preforeclosure and already has an auction date that’s months away?

Or what if you tried to buy out the contract, only to find the property is behind 3 years on taxes and about to be auctioned off by the county for delinquent taxes?  

They typically sell for around 18,000 at auction.

I don't want to spend all my residual time marketing, researching foreclosures and auctions, cold calling, and competing. 

If the property is foreclosed on and has passed the auction process then it is more then likely the bank has evicted the occupants already, if not and you do submit an offer and you move to close you will be responsible for eviction

Like Sarah stated, the foreclosures today will be a long time down the road, and even when they do hit, look for Auction dot com to be the clearing house for most of the bank owned property. 

Whether or not you get your foreclosure to auction first, this foreclosure will wipe you out.There seems to be well over $500k in liens/mtgs ahead of you. 

There were many times, back in 2013-2014, that 300+ houses were going up for auction every month in my county, with an additional 400 to work through in what was called the postponement sale.

I was going to buy some houses in the tax auction but it was cancelled.
