Get with a really good land use planner in the county or whatever jurisdiction your in.. and or civil engineering firm they have probably already been approached.. the first thing I do when I look at this type of stuff that is in an area I am not familiar with I pay a civil that has a land use component in their office for a due diligence package Usually around 8 to 10k.. and since there is a milske on the line probably not a bad use of 10k to figure out what your getting into... all us in the peanut gallery of BP and the internet can make assumptions but what do we really know.. not a lot really..

I never sell, unless my original investment thesis or assumptions end up being wrong OR the neighborhood changes and I'm unable to attract quality tenants.And, more often than not, unless the fees are super high...HOAs are a good thing.

He made a few assumptions when working with the architect to come up with the plans and when everything was submitted for review, the township kicked it back and said we need a variance due to the current setback of the house from the road, adding the addition isn't grandfather in.

If I take into account semi annual bonuses I qualify for I can make a safe assumption that within 24 (give or take a few months based on sales incentives and bonuses)months i will be debt free.The goal right now of course is to lower my expenses.

Some of them were rented around 800 currently. https://www.redfin.com/MO/Kansas-City/1200-Main-St...So let's assume:90k (list, but pretend we rolled 5k in upgrades)18k down, 5% interest, 1% prop tax (est), 800 yr insurance, 190 HOA brings you: 718 moProp Mgmt fee: 75% of first mo, 9% monthly (1100 assumption) $167You'd be getting about 220 mo, but how accurate do think the 1100 is?
