Hi @Cody Jensen, I apologize on behalf of the real estate agent community, there are times where you deal with real estate agents that are not devoted to providing great service.

Started off by apologizing and saying that if I was her client, she would typically tell me to get an attorney, but she thinks this is a pretty black and white case.As per contract, the technical time frame to submit earnest deposit was 5pm Thursday, March 29th.

I apologize if my question is to broad but I'm just looking for some advice from some wholesalers in the game right now , what are you successful with and what should I not be wasting my time and possibly money that I quite don't have yet .
