His reason is that he works at night and sleeps during the day and his bedroom is right where the sliding door is going to be, so he doesn't want people to use the door while he is asleep!

If so, that's not bad for your first deal on a small, 1 bedroom property.

Are there rules for how you split the billing among tenants -- for example by number of bedrooms, square footage of apartment, etc.? 

The property has carpet in the master bedroom that smells like wet dog.

The other is a 4 bedroom trailer that could likely bring $600-700 per month and possibly more given the larger size.
