I'd try structure something that was a win-win for both of your (ie where both your interests are aligned)In a traditional buyer/seller relationship, every $100 reduction in price you negotiate is $100 less in her pocket - not a good way to maintain a friendship.I like Luke's idea.

I also believe that deals only really work when everyone's interests are aligned (which is why I'd never buy a flip, or flip myself).I will be going to the SF Real Estate Meetup that J Martin organizes tomorrow, if anyone else will be attending.I very much enjoy learning and am always happy to share my process and lessons I've learned with the community.David

.: Thanks for the insights @Robert Ellis.I'm totally aligned with your views on lowest cost/risk and the idea of basing equity on the valuation of each partners contributions.I'm struggling with how to apportion equity (if at all) based on how my partner is proposing to do the construction financing; my land is collateral for the loan (I retain title vs transferring it or selling it to the partnership), the land is in second position at payout, I'm co-signing the loan, and my partner is not making an initial capital contribution.

You can try to institute stronger late fees, offer to accept the rent in two payments, work to align it to the date when they can pay, or if the tenant is otherwise great, just roll with it.
