Looking to purchase a MFH in another state because it's a lot more affordable than Florida's current market.How would you go about researching the quality of life, crime rate and overall safety and feel of a neighborhood when looking to purchase a property in an area you're not familiar with.Of course, before purchasing the property, I'll go and visit but I do not want to waste time (and money) going to a bunch of duds, if there is an easier way to get somewhat of an idea on the area without actually being there.

Using this method you should be able to continuously invest that same 300k into rentals over and over, building your portfolio and providing tons of affordable housing.

Based on my math (again I will need info from the seller to confirm) using the 50% rule by year 7 I will net over $250k (gross income is over $500k)  which should be plenty to provide the down payment and prove to the bank that I can afford the mortgage.Thoughts????

Two weeks from tomorrow, I finally have the builder lined up that is going to be able to present some affordable options for investors that want to build affordable duplexes, quads, etc.

Deciding factors: market in Gulfport is still affordable and suppose to appreciate in next couple of years.

Given my location...it needed to be in one of these places so I could actually afford something and have money left over.  

I tried to have a conversation with them to increase the rent via a mutual agreement but they said they cannot afford it.
