I can do in 8 hours what it would have taken me 20 hours if I had to drive around and meet people in person.I read "getting things done" which is a time management / organizational method and have been following it for years, it really helps me prioritize my timeI don't multi-task and I block time off on my calendar to complete a task.

It can get even more complicated if the improvements had multiple options (i.e. the area and lot could support a 2,000 SF home, a 1500 sf home, a 3,000 SF duplex, etc.)Moral of story, valuating unimproved lots is no simple task which is why Don above stated how much training is involved for appraisers to do this.

I want to rehab a distressed property or take over a distressed owners home so my studying has been revolving around everything I need for this route. my plan is to use hard money lenders until I build up my business and in the future seek other options.I live in Marlboro New Jersey which is a middle to upper class area and hope to purchase something here or my neighboring towns.... since its a desirable location. me and my wife are both small business owners and while we love our careers, we have both expressed to each other the longevity and quality of the life we want. she has been supportive of the new adventure, and I think after a few good deals (and hopefully minimum bad ones!)

The replacement will happen on 12/31After about 10-15 mins, get a call from company named VIA, who have been tasked with actually doing the replacement of the dented door that my scheduled, who leave a VM on my cell phone giving me the original date and time of 12/27 and between 1:00 P.M - 4:00 P.M.

As an example, if you want to be a buy and hold landlord (with 7 kids, anything more active than that could be difficult), then try working for a property management company and learn the ropes of landlords (or work direct - part time - for a landlord doing misc tasks for him or her while learning real world practices of the business.
