They will tell you if you need a new roof or just a 'tune up' and will give you a quote. then, if they tell you that you should 'qualify' for a new roof, call your homeowner's insurance company, get a claim adjuster out there, and they should approve a new roof with you just paying the deductible.

suggestions on how to achieve cash flow and have place to stay few months in a year   (probably duplex / multi plex and have one unit for me ) Aloha Ron,It has definitely created a new set of obstacles, however, it is not impossible to cash flow on STR or LTR.
