Additionally, I have seen people set offer deadlines and accept offers before the deadline hence I think it is best practice to get an offer in as soon as possible, call the agent before the deadline to see where offers are at, and adjust as you see fit.

Still very close to CA but no state income tax, property taxes DO NOT reassess on the sale (4th lowest property taxes in the US), much more landlord friendly, diversified job growth, population growth, and Reno doesn't have as severe of weather in the summer as Vegas.

@John Doyle No.Passive income is taxed at a lower rate.It does not qualify for use making 401k or SEP IRA contributions, nor would it make sense to change it from passive income to higher taxed earned income that would qualify to be used as plan contributions.
