So I'm sure I'd rather make offers to distressed sellers, get a spread that makes sense for the investor, and get the ball rolling than freeze up because I hear from people such as yourself hesitant to recommend wholesaling.

The potential Cashbuyers are low balling on the deal but I know the value as is, the area and what it's worth once renovated but I'm thinking about just rehabbing it myself then putting it on the market to sell or maybe rent out.

There's a 100x100' lot in a great residential location with a very small house on it which is currently occupied.Before getting quotes from builders, could anyone give me a ball-park sense of how much it'd be to first demolish then custom-build a ~3000 sqft single family 2 story residence?

I attended a 3 day workshop with Than Merrill's Fortune Builders to get the ball rolling.I would like to focus on wholesaling and rehabbing residential properties.My 10 year goal is to own a few apartment buildings and have residual income.I am at the point now where i do not know what to do next.
