There are many factors that come into play with a multi unit building, especially crossing the 2 unit number and the 4 unit number, the city will expect more out of the owner and the people hired to do the work and having someone experienced in handling the sale and ownership/management of a 6 unit building will prove to be worth its weight in gold, there may also be various help available from the city (and other levels of govt too) that aren't widely known, but that someone well versed in this market will be of much help with.Good luck to you on this and thank you very much for your service to our country too!

@Gino Barbaro, this property hasn't had a price reduction the entire time it's been listed - I don't think there's much motivation there.

Thus, Pricing Basis is weighted towards new-unit supply pricing, which new-unit prices don't care how cheap people want to pay, it's based off cost of production.

Here's the main reason: laminate needs room to expand and contract during weather changes and if the cabinets are on top of the flooring then the flooring will have no way to expand or contract because of the weight of the cabinets.

Even in the areas I invest in Michigan within an hours drive of Ann Arbor, I use property managers and don't buy a new property without the property manager weighing in on market rent and the area the property is located.Basically, a good property manager is worth their weight in gold and you can find them by asking on Facebook groups for real estate investors in the area or asking local real estate investment groups.To Your Success!
