I do not know the automated systems but where in your screening process do you fit the personal interviews etc. that are necessary to complete the thorough screening of applicants.That is normally where the applications and lease review process generally catches all inconsistencies and puts a face to the process.

Let me rephrase this....put the monkey back on her shoulders (so to speak) by telling her that her failure to pay her entire share of her rent will force you to address the issue of initiating the process of eviction because of this.Thus it becomes her choice if she wishes to continue this behavior because of a really stupid and childish situation.Don't you wish you come sometimes send tenants to bed without supper or TV?

It wouldn't cost too much more to hire a property manager and they would do all the work for you.There are services available for screening that won't cost you a dime or require any effort on your part.

Two last pieces of advice:1) Hire the best PM's possible and make sure you have regular meetings with them.2) Make sure you have the best tenants possible - know your PM's tenant screening methods.
