There’s a lot of competition in Portland so it was hard at first and we did not get properties as quickly as we projected to but once we got going, referrals and word of mouth helped us a lot.

Doing a full-blown rehab is one thing, doing a quick cosmetic turnover (replace carpet and paint) is another.   

You might be surprised how quickly a rental can chafe due to a rough patch + distance. 

This was before BP and my agent was not much help either, so I read every book I could find, took seminars and enrolled in a one year course with Rich Dad Education, which was not the worst thing, at least it tought me a lot of theory.I was still very sceptical if real estate investing would actually work - if it's so great why is not everyone doing it?

They buy quickly and as-is.Retail (using agents) and investing are 2 very different business so you must hook up with investor groups if you're going to be investing.Good luck!

I have not had any experience but have heard of people having issues with violations and have let me know that the process was relatively simple, and could be done quickly. 

NOS followed quickly after 90 days of NOD and then all cancelled a week atfer NOS recorded.
