The value also seems to be tied to number of accounts or total network size sort of speak.

how can i evaluate the strength of my buyers offer besides the amount they want to pay...meaning can i ask to speak to their lender to see how tight their credit/DTI/bank statements are....last thing i would want is my buyer's loan falling thru two weeks before i close. 

I also think it may be a good investment for myself to at least speak with an attorney for an hour to get their take on the subject.

However this would never fly in the area I flipped in and my new area (speaking of course to listed homes, not off market deals).

I have no problem with those doors but if you wanted to upgrade, you can find better quality, would wood versions, or raised panel doors?

Then you can use this as you speak to lenders.

I have heard many great things about podio but have never used it myself so I cannot speak on it. 

Generally speaking I would only vote for the first option, since I don’t see a way to cover your investment in solution two other than purchasing the property at some point.
