Hello, has anyone converted their STR back into a LTR or a Mid term rental? Trying to evaluate if there is a niche demand for individual rooms or units in a zone where there is very high demand for long term rentals? ...

If I don’t hear from you in the next 10 minutes, I will assume you aren’t attending and I will move on to my next appointment.Using this system as dramatically reduced any wasted time I used to endure as part of the showing process as well as giving me data about their timeliness/responsiveness/respect for others' time.At the showing, I collect their completed application (sent via PDF prior or filled out on premises), scan their photo ID and last 2 pay stubs.Then, I do some digging around online (social media, court records, Google) and if it looks like they are representing themselves to me accurately, I contact them to set up a "contract to hold" meeting - usually the day after the showing since qualified applicants need to be "closed" ASAP.

It seems like AirDNA is very expensive, and can only show you more detailed data after you decide on a specific market.

You must consider all data inputs and make your own decision.

Additionally, Hangouts uses a data connection for phone calls, so no matter if I'm on WiFi or using 4G/LTE, call quality is marginal at best (the original Google Voice used standard cell phone connection, which was the same quality as your personal phone calls).

Most tourists and expats go to Ambergris Caye when they are in Belize, the mainland is still fairly well under developed, not so on Ambergris Caye.I am investing on Ambergris and may be biased, but there is a reason why I decided to, and if you look into the growth drivers in the Belize tourism industry (20% growth 2009-2012 in all of Belize, 57% growth on the Island of Ambergris Caye) you will see some of the fastest growth rates in the Caribbean.So it all depends upon what your investment philosophy is, I buy for long term cash flow, back end appreciation is a secondary consideration, costs of land are low in Belize (even on Ambergris) relative to the nightly and weekly rental rates that are being attained in the market.During the recession Caribbean tourism dropped 20%, in Belize it dropped 1.8% and although sales volume declined, sales prices maintained.So I believe It is best to speak with people who actually have the data on a market and are also directly investing to get reliable information.If anyone would like me to send them the raw tourism numbers, just e-mail me, I'd be glad to.
