They are durable, light, fast to install, totally leak proof (if installed properly) and last considerably longer that asphalt, yet they are not being used for residential construction except in rural areas, why is this?

Historical data can shed light on your decision, but when I purchase a property I look at current prices, rents, demand and take my best guess at future expectations.

The realtors info provided to me was "annual expenses on the property are 6870 dollars which includes grass cutting, snow removal, gas, water, electric, trash removal, septic maintenence, applicance updates, lighting, painting, repairs, etc.

They call ahead when folks want to see it, make sure lights are off and doors are locked when they leave.

Bringing those ideas to light will get you opinions on the sub class of the assets such as residential or commercial along with fix and flip or hold for yield and commentary along with management of the same.

Aaron is obviously brand new, and comments made are directed to the OP in that light, I seriously doubt he's got 12 employees and starting off offering a 401K.
