I have often considered, if a property is so rough that it's a total gut, have we gotten to the point of full tear down and home replacement vs rehabbing being more cost effective and yielding higher returns?

The threshold for a fellony is so low, that having a felony doesn’t necessarily make u a bad renter.

We are not having this issue in MA; housing inventory is so tight state wide that anytime there is anything new on the market it gets snapped up. 

(My gut tells me this company is so nice and professional that there is nothing to worry about, but I am a newb, not an idiot, so these steps will be taken.)I have attempted to begin educating myself by reading books on private lending, etc, but I would be interested in connecting with someone, again, likely an attorney, who can help me avoid problems and walk me through the process for the first time.  

This is so important because I need my clients to understand the area they are jumping into.

I also invest in DC which is so expensive, intense and competitive but I make my mark here.
