My realtor checked off this part in the AOS:If this Agreement is terminated pursuant to Paragraph S(FX2), or the mortgage loans) is not obtained for settlement, alldeposit monies will be returned to Buyer according to the terms of Paragraph 26 and this Agreement will be VOID.

If the credit documentation described in Paragraph A is not delivered within the specified time, Seller may terminate this contract by notice to Buyer within 7 days after expiration of the time for delivery, and the earnest money will be paid to Seller.

I would just put together a quick one paragraph email you can send them about what you are looking to do.

The offering contract usually has an addendum, or a paragraph in the contract offering to buy the property with owner carrying back a portion of the purchase price in a note.

My investor network is where it is today because of all the referrals and introductions that were made by that initial group of friends.  

Make them initial that paragraph in your lease.

If your numbers work, then your property is basically offset by the incomein the bank's eyes and you should be able to qualify for another $200,000 mortgage and repeat the process (assuming you could qualify for that amount in the previous paragraph)If not... the qualification requirements of the bank become even more important.
