Newbie Cash Flow Seeker from Green Bay, Wisconsin

Hello everyone! I am a newbie investor from Green Bay, Wisconsin looking to create enough cash flow to exceed my monthly expenses and replace my current income. I have 2 small children, both under the age of 4 and I am looking to create a lifestyle where I can create my own schedule and afford them a lifestyle where they can have their mom and dad present for their childhood. I am currently working a job as an athletic recruiter, teaching families how to navigate the recruiting process for marketing themselves to college coaches. While I love what I do, my goal is to be able to create long term wealth and immediate cash flow. 

I have been diving in and trying to learn as much as I can. I am finding that in this market it seems very hard to find a deal that can cash flow. Any advice or help is welcome!
