Perhaps limit the value of assets in each LLC to about $500k, except if you have a bigger biz (like storage units), then it may be valued at more than $500k, and that's ok.

There are plenty of 3+ unit properties around (if not in my immediate vicinity), but they were there before the area was re-zoned.I could easily make storage rooms in the basement for the tenants, but I can't see any easy way to make additional living space for them.

I would add a statement addressing the tenant's/ renter's available storage space and how much is provided for the tenant/renter and appropriate places for storage.
