It's still somewhat clunky to use some apps on Android, but it usually works pretty smoothly, and they give you a feature where you can lock last pass with a PIN any time your screen turns off.

They do have some cool features like using IFTTT that will pull in leads from CL right into the program.

As far as the ARV, normally you wouldn't directly calculate what a rehab item is going to contribute to value, you would instead look at comparable properties that have that feature, and use a comparative analysis of recently sold properties to determine that value.  

Many appliances are starting to include smart features in them too like refrigerators, washing machines, etc.
