I recommend under promising and over delivering.

The frame has space of double pane and only one side has glass, other side is empty.I never saw such frame with only one pane.I came on pre-closing day, and found some issues, but seller told me that due to tragedy(their mom in age 90's expired) so they didn't get enough time, they need more time, so I let them live there for 3-4 more days after closing,assuming during this time they will finish pending promised work.But now when I finally moved here I felt like they cheated. one issue is above mentioned, 2nd they had around 20 cats, it's was agreed that they will clean and do something to remove cats smell 3. bathroom tub is broken etc.My assumption is since closing  is done, so nothing can be done...but still thought take 2nd opinion.

She definitely either faked those or had discontinued her business. 

In many cases since there is no checks and balance, fake (pull ads) dominate the marketplace thus causing time wasted and extra work on the agent’s part.

The buyer has a promise to pay what's owed in exchange for equitable access to the property.

After promising for months to get caught up, magically after they were sent meeting minutes saying we would start foreclosure procedures they paid up.

Another time code enforcement baited an investor and set up a fake meeting in order to figure out who they were and cite them.

Bob Stewart's presentation on local market statistics was awesome - and his promise (since fulfilled) to provide the data every month is exceedingly helpful.
