Tips On Finding Fix and Flip Investors

Any tips on sourcing investors to fund projects for a fix and flip? Just getting into the game and I am grinding to source deals - got a few agents on board & potential free-lance scouters to work for me

The new year is coming and I know I'll land myself in a difficult position - I will have deals but no quick money to fund them. I am looking to get in and out as quickly as possible and even wholesale if the deal is good enough.

Can anyone recommend any techniques to find investors? I want to have a cash incentive to convert sellers as quick as possible. I am aware of hard money lenders, but the other 30% I am still wondering about.
