We all have different opportunities that are presented to us, or that we have access to via our varying networks of interaction.

I have no issue with Florida cracking down, I have a brokers license and encourage it for anyone else involved with wholesaling.

The forums and blogs are filled with great resources on how to run the numbers, to include a few easy to use calculators that @Brandon Turner likes to mention, if you don't have your own analysis tool.I personally like having my built-from-scratch excel analysis tool because It helped me understand how the numbers work together and interact to give me the simplified big picture of properties.  

When I coach minor rehabs with my students I encourage them to find private lender money, pay a good interest, use self-directed IRA custodians, and pay off the loan within three monthsNow you can rinse and repeatAnd please note these are minor rehabs where you rip out the kitchen and put a new one and do it fast, not a full-blown rehab

I attended couple of seminars, read books, researched on REI online and watched YouTube videos.I am currently in the Navy on active duty and want to do REI as a part time business and I know this platform will be the beginning of my success stories.Thank you all for your suggestions, encouragements and help.
