Until now, I've gotten my lender packages down pretty good for conventional loans, but I'm curious how things will change when dealing with portfolio lenders.

You want to keep the seller honest and make sure they have a great package of due diligence going in for you to review.

It is a very discrete system.

@Renee Mills, to make your most on land deals you need to present a package for buyers to review to increase the ease of marketing the property.

I started using Anderson myself (unlimited LLC package) after 6 years of investing and its been difficult to transition to the new structure.  

They had long since written this off, No restrictions, no fancy short sale package. 

Joshua,I just had one of my investors buy a package of properties from me.

So perhaps he negotiated in his package with the new company extra funds that are supposed to cover his rent.

If it is simply something that is chronic, known and this is a common known monthly dance, they are are occupying, taking care of the property and have been their a while, its at your discretion if you want to rock that boat.
