If not, I would go back with a basic double hung that can fit into the rough opening of the old casement and save some money on materials, unless it has to match or there is a customer involved.

The first really good tenant applicant goes to the big dogs first, it's human nature to take care of your best customers first.Depends on how you set things up too, a friend might drive by once in awhile, might get a nosey neighbor on your side (can be handy to a point, can also be a real pain).Getting attention of some PMs when you only have one unit, in reality, can be tough.

The counter argument to this is that the taxes and insurance for the 4 units is likely higher in aggregate than if you had a multifamily.

Data can be sliced multiple ways.People can make arguments for varying types of investments.Some of the comments about commercial can be rebuffed as well.Very large buildings can be vacant for awhile that is true.

I agree Ed.But the alternative could be I keep the lease as is.He doesn't move out, and they get into arguments and destroy the house.Atleast with him gone and happy, Its only her and the kids.But in the future buyout clause will be added, so I don't have to deal with this, and just will point to the section of the lease if they want.
